This home is on the open corner of Robinson Avenue and a short section of Albatross Street. Such section of Albatross is one of the most desirable locations in Mission Hills. Doris Sumner lived here over 50 years, passing away 2 years ago at advanced age. Doris once owned this home, the one diagonally across the adjacent intersection, and at least 2 others across Robinson. Unfortunately, as she aged she was financially taken advantage of and lost those homes, and sold off the back half of this lot. Also unfortunately, she was unable to take care of this home for many years and it has suffered greatly from such lack, as is clear in the photos and in person. Doris had no remaining family and left all proceeds from the sale of this home to Meals-on-Wheels. The home is being sold as is. Doris's Trustee is in charge of the sale and has agreed that the property will be on the market for two weeks before he formally responds to any offers received. If there are multiple great offers from qualified buyers, it is possible there will be multiple counter-offers made in order to determine the best overall buyer. Any prospective buyers should provide, with their offer, clear documentation showing they are already approved for any loan necessary to close escrow, or will be by the end of that 2 week period. As noted in the photos, this home was built together with the two homes to the South in approximately 1905. The 2nd home South was identical to Doris's home. The difference between those 2 homes and Doris's is that their lots are twice as deep, and those homes have each been enlarged and restored. This home will never recover the Western half of its original lot, but it has small back and side yards plus a large front yard and a very open corner lot. Also, it can be fully restored given sufficient time, energy and $. Such 2 neighboring homes were sold in 2006, 2012 and 2013 and the MLS listings with photos are 120052777, 130002150 & 130022373. Seller's Broker will leave it to any buyer to determine what needs to be done, but it appears to him that, at a minimum, all plaster on the walls and ceilings needs to be removed, followed by all new electric and plumbing, then new drywall, or plaster. The roof is shot, although it appears that there is a layer of non-original plywood under the asphalt shingles, which helps keep rain out and will help on the re-roofing. All windows currently open and close, but need replacement. The siding is certainly savable in place, but will need a lot of sanding, filling, sanding, filling, sanding, primer, more primer, and paint. It appears that almost all the woodwork was originally painted, which will make restoration of those pieces much easier, as paint covers a lot of fill and other sins. The stairway railing and supports look like they can be sanded and saved. On the treads themselves, a layer of carpet, carpet tack strips and several hundred staples and tacks have recently been removed to reveal what may be the original or very early rubber treads centered on each wood tread, although the staples and tacks left a lot of damage and the treads may need to be replaced or painted. The wide wood flooring has taken a beating but can likely be patched with boards taken from wherever a new kitchen will go and then sanded - a lot of work but doable. The upstairs floors were covered by layers of carpet over layers of linolium and are in better condition. The only thing left of the kitchen Doris was using is the sink, and it needs to be removed. The last "photo" attached is a floor-plan drawn by the listing broker, showing which room which was originally the kitchen. The downstairs bathroom could be moved to the area where the sink is now and the back porch restored. The upstairs room off the West bedroom is trash and should be removed. With that removal this home appears well-qualified for Mills Act historical status and tax
